Dubai Property Affordability Calculator – Mortgage and Purchase Costs
Enter your finances and the property price you are considering. The calculator estimates the monthly mortgage payment, cash required to purchase, ongoing ownership costs and a budget-based affordable property ceiling.
All financial amounts are in AED. Mortgage rates, bank fees, agency fees and eligible down payments vary. The percentage limits entered here are personal planning assumptions, not automatic confirmation of regulatory or lender eligibility.
Budget-Based Maximum Property Price
An indicative ceiling using your chosen financing and budget assumptions.

What Is the Dubai Property Affordability Calculator?
The Dubai Property Affordability Calculator is a financial planning tool designed to help residents and prospective buyers understand the relationship between home prices, mortgage repayments, income and upfront purchasing costs in Dubai.
Buying a property involves more than comparing the advertised price with your bank balance. Most buyers must consider mortgage eligibility, loan repayment capacity, down payment requirements, registration fees, transaction costs and ongoing housing expenses.
A property that appears affordable based on its monthly mortgage instalment can become financially uncomfortable after service charges, existing loans and other commitments are added.
The Dubai Property Affordability Calculator therefore examines several limits together. It estimates what your income may support, how your savings constrain the purchase and whether the target home's immediate cash requirements are manageable.
Its results are most useful as an initial budgeting exercise before seeking a mortgage pre-approval or negotiating with a seller.
Who Should Use This Tool?
- Dubai residents exploring their first home purchase.
- Expatriates researching property financing.
- Families comparing apartments and villas.
- Existing homeowners considering a move.
- Buyers reviewing down payment and transfer costs.
- Professionals comparing housing budgets with salaries.
Five Important Affordability Checks
- Monthly income and existing debt commitments.
- Mortgage payment and financing assumptions.
- Available deposit and upfront purchasing cash.
- Service charges and regular housing expenses.
- Mortgage loan-to-value and lender eligibility.
Dubai Property Affordability Calculator Formulas
The calculator uses standard mortgage amortisation and basic income and cash-flow formulas. The approach is transparent so buyers can review each assumption rather than relying on a single unexplained affordability figure.
Calculate the Mortgage Loan
The financed amount equals the property purchase price minus the buyer's deposit. For example, a property priced at AED 1,500,000 with a 20% deposit requires AED 300,000 initially, leaving AED 1,200,000 to finance.
Loan = Property Price × (1 − Down Payment Percentage ÷ 100)
Calculate the Monthly Mortgage Repayment
A repayment mortgage generally divides the principal and interest across equal monthly payments when the interest rate remains constant. The payment depends on the principal, annual interest rate and number of monthly instalments.
M = P × r × (1 + r)n ÷ [(1 + r)n − 1]
In this formula, M is the monthly repayment, P is the loan principal, r is the annual interest rate divided by 12 and 100, and n is the number of monthly payments. At zero interest, the calculator divides the loan evenly by the number of payments.
Calculate the Available Debt-Payment Budget
Allowance = (Gross Monthly Income × Selected Debt Ratio) − Existing Monthly Debt Payments
A buyer earning AED 30,000 monthly who chooses a 40% total-debt ratio and already pays AED 2,000 in other debt instalments has a mortgage allowance of AED 10,000 per month. This is a self-selected planning limit, not automatic bank approval.
Cash-Based Property Limit
The calculator also estimates how much property available cash could support after including the selected deposit percentage, percentage-based buying fees and other one-time expenses.
(Available Cash − Fixed Purchase Costs) ÷ (Deposit Fraction + DLD Fraction + Agency Fraction)
This formula assumes the percentage-based fees are paid from the buyer's own cash. It does not assume the mortgage finances those fees.
Income-Based Property Limit
The mortgage allowance is converted into an approximate maximum mortgage principal using the selected rate and term. That principal is then divided by the financed share of the property price.
The reported budget-based maximum is the lower of the income-based and cash-based limits when those calculations are applicable.
Important Mathematical Boundaries
- Zero interest is supported without division errors.
- A 100% deposit produces a zero mortgage payment.
- A zero or negative debt allowance produces no borrowing capacity.
- Empty, invalid and negative financial inputs are rejected.
- Unrealistic percentage or duration inputs produce validation errors.
Actual mortgage repayments may change when a fixed promotional rate expires or a variable interest rate changes. This model does not predict those future changes.
Dubai Property Purchase Costs and Additional Fees
Dubai buyers should budget for both the deposit and transaction-related expenses. Some charges depend on the property, financing arrangement, developer, service provider and agreed responsibility between buyer and seller.
| Cost Component | How It Is Estimated | Important Consideration |
|---|---|---|
| Property Down Payment | Purchase price × selected deposit percentage | Mortgage LTV limits and lender policies determine minimum eligible equity. |
| Dubai Land Department Registration | Common sale registration rate of 4% | Confirm transaction type, contractual allocation and applicable registration charges. |
| Real Estate Agency Fee | Editable percentage; example assumes 2% | Negotiated fees and applicable VAT treatment must be verified. |
| Mortgage Registration | Typically linked to mortgage amount | Separate DLD mortgage registration charges may apply. |
| Mortgage Processing or Valuation | Lender-specific amounts | Bank processing, valuation and other lending charges vary. |
| Trustee and Administrative Costs | Transaction-specific fixed charges | Confirm with the relevant registration or conveyancing service. |
| Annual Building Service Charges | Annual estimate ÷ 12 | Property maintenance and community costs may affect your ongoing budget. |
The Dubai Property Affordability Calculator uses an editable DLD percentage, an editable agency percentage and a separate field for other purchase costs. Its default agency assumption is illustrative and does not include an additional automatic VAT calculation.
If the agency quotation includes VAT, enter the resulting additional amount within the other purchase costs field, or adjust your assumptions accordingly. Avoid counting the same fee twice.
Dubai Mortgage Down Payment and Loan-to-Value Rules
Property affordability depends on how much financing a lender is legally permitted and willing to provide. The UAE Central Bank establishes mortgage financing limits, while individual lenders apply additional credit and affordability checks.
| Buyer or Property Category | Maximum LTV Reference | Corresponding Minimum Equity |
|---|---|---|
| Expatriate, First Owner-Occupied Home up to AED 5 Million | 80% | 20% |
| Expatriate, First Owner-Occupied Home above AED 5 Million | 70% | 30% |
| UAE National, First Owner-Occupied Home up to AED 5 Million | 85% | 15% |
| UAE National, First Owner-Occupied Home above AED 5 Million | 75% | 25% |
| Expatriate, Subsequent or Investment Property | 60% | 40% |
| UAE National, Subsequent or Investment Property | 65% | 35% |
| Off-Plan Mortgage Financing | 50% | 50% |
These are published regulatory reference limits, not guaranteed financing percentages. They may be further restricted by property valuation, lender policies and the borrower's circumstances. The calculator deliberately leaves the deposit field editable rather than assuming that every buyer qualifies for a particular category.
Income Limits and Mortgage Duration
The UAE Central Bank also regulates borrower debt burdens and mortgage duration. Its published framework includes a maximum mortgage term of 25 years, alongside income and debt-burden requirements that banks must consider.
The calculator limits its loan term to 25 years but allows the user to choose a more conservative debt ratio. Choosing a comfortable monthly budget below the maximum possible approval can help preserve flexibility for family needs, emergencies and future expenses.
The Dubai Property Affordability Calculator does not itself determine whether a buyer is eligible for an expatriate first-home mortgage, national borrower financing, a subsequent-property mortgage or an off-plan facility. Verify the correct rules before relying on the output.
How to Use the Dubai Property Affordability Calculator
The tool is designed to provide a practical financial starting point without requiring a spreadsheet or specialist mortgage calculations.
Enter Household Income
Use combined gross monthly income if the mortgage application and lender can consider all applicable earners. Do not automatically include uncertain bonuses or irregular payments.
Include Existing Debt
Enter monthly personal loans, car finance and other relevant debt commitments. Your available mortgage payment capacity should account for those obligations.
Choose a Target Property
Enter the AED purchase price of an apartment, townhouse or villa. Use an actual asking price or a realistic planning example.
Add Savings and Deposit
Specify available buying cash and an appropriate down payment percentage. Account for separate property transfer and financing charges.
Set Mortgage Terms
Enter the interest rate and repayment period you want to evaluate. Consider comparing multiple interest-rate assumptions before deciding.
Review the Complete Result
Compare the estimated maximum budget with the target property's mortgage payment, upfront cash requirement, debt ratio and ongoing housing costs.
Compare More Than One Property Scenario
Try a lower purchase price, higher deposit or shorter mortgage duration to understand how your budget changes.
Dubai Property Affordability Calculator Examples
These examples show how home financing can change with the selected property price, interest rate and deposit. All scenarios assume a fixed 4.5% annual interest rate and a 25-year amortising mortgage.
| Property Price | 20% Down Payment | Mortgage Loan | Approximate Monthly Repayment |
|---|---|---|---|
| AED 1,000,000 | AED 200,000 | AED 800,000 | AED 4,447 |
| AED 1,500,000 | AED 300,000 | AED 1,200,000 | AED 6,670 |
| AED 2,000,000 | AED 400,000 | AED 1,600,000 | AED 8,895 |
| AED 2,500,000 | AED 500,000 | AED 2,000,000 | AED 11,118 |
Example: AED 1.5 Million Apartment
Consider a buyer with AED 30,000 in monthly gross income, AED 2,000 of existing monthly debts and AED 500,000 available to purchase a property. A 20% deposit on an AED 1.5 million apartment equals AED 300,000.
At a 4.5% annual mortgage rate over 25 years, the estimated monthly mortgage payment is about AED 6,670. The buyer also needs approximately AED 60,000 for a 4% property registration fee, plus agency and other applicable charges.
If the agency assumption is 2%, the agency portion is AED 30,000 before any additional VAT or separately invoiced items. With another AED 10,000 entered for fixed costs, the illustrative initial cash requirement becomes AED 400,000.
That leaves AED 100,000 of the example buyer's AED 500,000 available funds, before any omitted expenses. The mortgage itself is not the only affordability consideration; the remaining emergency buffer and monthly service costs matter too.
Example: When Savings Become the Main Limitation
Imagine two buyers with the same household income but different available savings. Even if both can support the same mortgage repayment, the buyer with less cash may not have enough for the deposit, transfer fees and purchase expenses.
The Dubai Property Affordability Calculator considers both cash and mortgage capacity to avoid treating a theoretical borrowing ceiling as an automatically affordable transaction.
Factors Affecting Dubai Property Affordability
Several financial and property-specific variables can alter the amount that feels comfortable and the mortgage a lender may approve.
Monthly Household Income
Stable income supports ongoing mortgage repayments. Lenders may assess salary history, business income and other income sources differently.
Existing Financial Commitments
Personal loans, vehicle finance and other debt payments reduce the amount available for mortgage instalments.
Mortgage Interest Rate
Higher financing rates increase monthly instalments for the same loan. Stress-testing a higher rate is especially useful for long mortgage terms.
Down Payment and Savings
A larger deposit reduces borrowing needs, but using nearly all savings can leave too little cash for unforeseen expenses.
Property Service Charges
Apartment towers and residential communities may have substantially different maintenance charges and shared facility costs.
Loan Repayment Duration
Longer terms can lower monthly payments but commonly increase total interest paid over the mortgage's life.
Common Mistakes When Calculating Dubai Home Affordability
Using the Maximum Bank Loan as a Personal Budget
A mortgage pre-approval does not mean the maximum available borrowing is suitable for every household. Additional family obligations, education, healthcare and savings goals can make a smaller mortgage more manageable.
Ignoring Property Registration and Buying Costs
Buyers sometimes reserve enough money for the deposit but overlook registration, conveyancing, agency, bank processing and valuation charges. These can create a significant cash shortfall.
Assuming Mortgage Rates Never Change
Some mortgages include fixed-rate periods followed by different pricing arrangements. A monthly instalment that is comfortable today might become more expensive after a rate change.
Forgetting Annual and Monthly Ownership Expenses
Service charges, repairs, utilities and insurance can add to the true ownership cost. Include realistic estimates even when these amounts are not part of the bank's mortgage instalment.
Property Buyer Checklist
- Confirm your mortgage eligibility and borrower classification.
- Request written lender estimates and fee schedules.
- Check the correct deposit requirement.
- Review Dubai Land Department fees.
- Obtain a property valuation where required.
- Ask for annual service charge details.
- Budget for moving, furniture and repairs.
- Maintain an emergency cash reserve.
- Consider higher future interest rates.
- Compare purchasing with renting.
Dubai Property Affordability Calculator FAQs
Answers to common questions about buying property in Dubai, mortgage affordability, deposits and financial planning.
What Is the Dubai Property Affordability Calculator?
The Dubai Property Affordability Calculator is an independent budgeting tool that estimates an affordable purchase-price ceiling using income, debt commitments, available savings, down payment, mortgage interest and selected fees. It does not approve financing or guarantee bank eligibility.
How Much Property Can I Afford in Dubai?
Your affordable property price depends on your income, current debts, savings, mortgage terms and purchase expenses. Enter those figures into the calculator to obtain an indicative estimate, then compare it with lender affordability requirements.
How Much Down Payment Is Needed in Dubai?
Down payment requirements depend on nationality, the value and intended use of the property, and the financing type. The published regulatory framework permits different maximum LTV ratios for first homes, subsequent properties and off-plan purchases.
Does the Calculator Include Dubai Land Department Fees?
Yes. It includes an editable property registration fee percentage that defaults to 4%. Other administrative, mortgage-related and transaction-specific charges should be entered separately where applicable.
Does the Calculator Include Agency Commission?
Yes. You can change the agency fee percentage or set it to zero when it does not apply. The calculation does not automatically add VAT to the commission, so use the other-cost field for any separately confirmed amount.
What Mortgage Interest Rate Should I Enter?
Enter a rate from a current written lender quotation or use an explicitly hypothetical rate for early planning. Compare more than one rate to assess potential changes in repayments.
Can Expatriates Buy Property in Dubai?
Foreign ownership is permitted in designated areas under applicable Dubai property laws. The permitted ownership type and property eligibility should be verified with the relevant property authority and transaction professionals.
What Is the Maximum Mortgage Term in the UAE?
The UAE Central Bank's published mortgage regulations establish a maximum mortgage tenure of 25 years. Individual banks may approve shorter terms based on borrower age and other criteria.
Can I Afford a Dubai Apartment with AED 20,000 Monthly Salary?
Possibly, depending on savings, current debts, property price and mortgage conditions. A salary alone is insufficient to determine eligibility or comfortable affordability. Use the calculator with your full financial information.
Is Buying a Property Better Than Renting in Dubai?
Not necessarily. The answer depends on your expected time in the property, rent, ownership costs, financing and potential property-value changes. Compare the complete costs rather than mortgage instalments against rent alone.
Does the Calculator Include Service Charges?
Yes. It converts your entered annual service charges into a monthly amount and adds them to other selected housing costs. It does not determine actual charges for a specific building or development.
What Happens If My Savings Are Not Enough?
The calculator shows the estimated upfront cash requirement and remaining savings. If the target purchase needs more cash than you have, it flags the shortfall and reduces the mathematical cash-based affordability ceiling.
Can I Use the Calculator for an Off-Plan Property?
You can explore hypothetical financing, but off-plan payment schedules differ from completed-property mortgages. Specific LTV restrictions and staged developer payments may apply. Use the dedicated off-plan payment calculator for instalment planning.
Does This Calculator Guarantee Mortgage Approval?
No. Banks assess income documentation, debt obligations, credit history, borrower age, property valuation, employment and applicable regulations. The output is an independent planning estimate only.
Why Is the Maximum Affordable Price Higher Than My Target?
Your chosen savings and repayment budget may mathematically support a higher purchase price. The reported ceiling does not incorporate every credit, regulatory, valuation or personal financial constraint, so it should not automatically become your spending target.
How Can I Make a Dubai Property Purchase More Affordable?
Consider a lower property price, larger deposit, reduced existing debts, lower recurring charges or improved financing terms. Preserve suitable emergency savings and avoid assuming future income increases are guaranteed.
