UAE Mortgage Down Payment Calculator
Enter your expected purchase price, buyer category and property purpose. The calculator estimates a deposit using reference loan-to-value limits published by the Central Bank of the UAE. It also provides an optional illustrative allowance for Dubai registration fees and any other costs you enter.
The planned deposit is your own savings percentage, while the minimum deposit is estimated from the selected reference LTV limit. Dubai's default illustrative registration rates are 4% of the property price and 0.25% of the mortgage amount. Change the fees to match your actual transaction or select another emirate and confirm its applicable charges. Fees are not universal across the UAE.

UAE Mortgage Down Payment Requirements
The deposit you need depends on factors such as nationality, property value, whether the home is your first owner-occupied property, and whether the property is off-plan. The following table summarises the standard CBUAE reference maximum loan-to-value limits described in its mortgage regulations.
| Buyer / Purchase Type | Property Value | Maximum Reference LTV | Implied Minimum Deposit |
|---|---|---|---|
| UAE National, First Home | AED 5 million or less | 85% | 15% |
| UAE National, First Home | Above AED 5 million | 75% | 25% |
| UAE National, Subsequent / Investment | Any value | 65% | 35% |
| Expatriate, First Home | AED 5 million or less | 80% | 20% |
| Expatriate, First Home | Above AED 5 million | 70% | 30% |
| Expatriate, Subsequent / Investment | Any value | 60% | 40% |
| All Buyer Categories, Off-Plan | Any value | 50% | 50% |
These are reference maximum financing ratios, not guaranteed offers. Eligibility, valuation, lender policy, first-home classification and any applicable regulatory updates must be confirmed before relying on these figures.
What Loan-To-Value Means
Loan-to-value, commonly shortened to LTV, compares the mortgage amount with the value accepted for lending purposes. If a bank lends AED 1.6 million against a property valued at AED 2 million, the LTV is 80%.
The corresponding deposit is the remaining 20%, or AED 400,000, if the accepted property value equals the purchase price and no other adjustments apply.
Why A Lender May Ask For More
Regulatory maximums are ceilings rather than promises. A lender can apply stricter criteria based on affordability, income stability, credit history, property valuation, employment status or its own risk policies.
If the bank's valuation is below the agreed purchase price, you may need to contribute the difference from your own funds in addition to the expected deposit.
What Does The UAE Mortgage Down Payment Calculator Include?
The deposit is usually the largest initial contribution, but it is not necessarily the only cash required to complete a property purchase. Budget for the expenses that apply to your emirate, lender, property and transaction.
Property Deposit
The buyer's contribution toward the purchase price. The required percentage depends on the relevant financing limit and your lender's approval.
Mortgage Registration
Dubai publishes a mortgage registration fee based on the mortgage value. Other emirates may use different procedures and charges.
Sale Registration
Property transfer and registration fees can represent a significant additional expense. Confirm the responsible party and exact amount with the relevant land department.
Valuation And Banking
Allow for lender valuation, application, processing or other applicable charges. The amount and conditions depend on the finance provider.
Agency And Legal Costs
Agency commission, conveyancing, legal assistance or other professional charges may apply according to your transaction agreement.
Moving And Setup
Keep funds available for moving, furnishing, maintenance, utility deposits and any initial service or community charges relevant to the property.
How Much Deposit Do You Need For A AED 2 Million Property?
Consider an expatriate buyer purchasing an eligible first owner-occupied home priced at AED 2,000,000. Under the standard reference limit, the maximum LTV is 80%, which implies a 20% minimum deposit.
| Calculation | Method | Illustrative Amount |
|---|---|---|
| Property Price | Given purchase price | AED 2,000,000 |
| Minimum Deposit | AED 2,000,000 × 20% | AED 400,000 |
| Potential Mortgage | AED 2,000,000 − AED 400,000 | AED 1,600,000 |
| Dubai Sale Registration Example | AED 2,000,000 × 4% | AED 80,000 |
| Dubai Mortgage Registration Example | AED 1,600,000 × 0.25% | AED 4,000 |
| Other Costs Assumption | Illustrative amount entered | AED 15,000 |
| Estimated Upfront Funds | Deposit + listed costs | AED 499,000 |
How To Interpret This Example
The deposit is AED 400,000, but the illustrative upfront budget reaches AED 499,000 after adding the selected registration fees and AED 15,000 for other costs. This example shows why saving exactly the minimum deposit may leave a buyer short of the cash needed to complete a purchase.
The calculation is not a mortgage quotation. The 4% sale fee and 0.25% mortgage fee are Dubai reference figures and may be subject to transaction-specific rules. The example excludes any costs not entered, and it does not establish which party must pay a fee under a particular contract.
How To Use The UAE Mortgage Down Payment Calculator
Follow these steps to create an initial cash target. Use current documents and lender information wherever possible instead of relying on broad assumptions.
Enter The Property Price
Use the expected purchase price in AED. If the bank's eventual valuation differs from the agreed price, revise your estimate after the valuation is available.
Select Your Buyer Category
Choose UAE national or expatriate, then select first owner-occupied home, subsequent or investment property, or off-plan property. These selections change the reference LTV limit.
Review The Deposit
Compare the minimum reference deposit with your own planned deposit. If your savings are below the reference minimum, review the purchase budget or discuss eligibility with a lender.
Adjust The Fees
Use the Dubai fee assumptions only for an appropriate Dubai scenario. For another emirate, confirm the actual charges and replace the defaults instead of assuming they apply.
Calculate The Cash Target
Press the calculate button to see the deposit, estimated mortgage, selected fees and total upfront cash requirement. Correct any validation message before relying on the result.
Confirm With Your Bank
Ask the lender for a decision in principle, eligibility conditions, valuation process, payment schedule and a complete list of transaction charges before signing binding agreements.
How The Mortgage Deposit Is Calculated
The UAE Mortgage Down Payment Calculator estimates the minimum deposit by subtracting the relevant maximum reference LTV percentage from 100%. The calculation then applies that deposit percentage to the purchase price entered by the user.
Minimum Deposit Formula
Minimum deposit percentage = 100% − maximum reference LTV
Minimum deposit amount = property price × minimum deposit percentage
For example, an 80% maximum LTV corresponds to a 20% deposit. For a property costing AED 1,500,000, the estimated deposit is AED 300,000 and the potential mortgage is AED 1,200,000.
Potential Mortgage Formula
Potential mortgage = property price − planned deposit
The calculator uses your planned deposit percentage to estimate the actual amount you intend to contribute. If your planned percentage is below the applicable reference minimum, the tool flags the difference rather than presenting the planned amount as sufficient.
Upfront Cash Formula
Estimated upfront cash = planned deposit + sale registration fee + mortgage registration fee + other entered costs
The sale fee is estimated as the property price multiplied by the selected sale registration percentage. The mortgage registration fee is estimated as the potential mortgage multiplied by the selected mortgage registration percentage.
- The deposit is calculated from your planned percentage.
- The potential mortgage is the remaining purchase price.
- Fees are estimates based on the percentages entered.
- Other costs are supplied by you rather than independently verified.
The result is a planning figure, not an invoice or guarantee of financing. Ask the relevant authorities, conveyancer and bank for confirmed amounts.
Common Mortgage Deposit Planning Mistakes
A useful estimate needs realistic assumptions. Avoid these mistakes when deciding how much to save for a home in the UAE.
Saving Only The Minimum
A minimum deposit does not cover every purchase cost. Keep a separate allowance for registration, banking, professional and moving expenses.
Assuming The Valuation Matches
The bank's accepted property valuation may differ from the agreed price. A lower valuation can increase the cash you need to contribute.
Using The Wrong Property Type
Off-plan purchases and investment properties can have different reference financing limits from an eligible first owner-occupied home.
Using Fees From Another Emirate
Do not automatically apply Dubai registration rates to Abu Dhabi, Sharjah or another emirate. Verify local requirements.
Ignoring Affordability
Having enough cash does not guarantee approval. Lenders assess income, existing debt, credit history and repayment capacity.
Using Every Available Dirham
Keep a sensible emergency reserve for repairs, changes in income and ongoing homeownership expenses after completion.

Frequently Asked Questions About UAE Mortgage Down Payments
Find answers to common questions about deposits, mortgage financing, property fees and using this calculator to plan your purchase.
What Is The UAE Mortgage Down Payment Calculator?
The UAE Mortgage Down Payment Calculator estimates the deposit, potential mortgage and selected upfront costs for a property purchase in the UAE. It uses reference loan-to-value limits and the financial assumptions you enter. It does not approve a mortgage or replace advice from a lender.
How Much Deposit Do Expats Need In The UAE?
Under the standard CBUAE reference limits, an eligible expatriate purchasing a first owner-occupied property valued at AED 5 million or less may have a maximum reference LTV of 80%, implying a 20% deposit. Other property types and values can require higher deposits. A lender may impose stricter conditions.
How Much Deposit Do UAE Nationals Need?
The standard reference maximum LTV for a UAE national purchasing a first owner-occupied property worth AED 5 million or less is 85%, implying a 15% deposit. Higher-value properties, subsequent properties and off-plan purchases use different reference limits. Confirm your eligibility with the lender.
Is The Minimum Deposit The Same For Every Property?
No. The reference percentage depends on factors including buyer category, property price, intended use and whether the property is off-plan. The bank's valuation and underwriting decision can also affect the funds you need to provide.
Can I Use A Personal Loan To Fund The Deposit?
Do not assume borrowed money will be accepted as the deposit. CBUAE mortgage regulations state that the down payment should come from the borrower's own resources rather than other borrowing, including personal loans or credit cards. Discuss your circumstances openly with the lender.
Does The Calculator Include All Dubai Buying Fees?
No. It estimates the selected sale registration percentage, mortgage registration percentage and other costs you enter. Valuation, banking, agency, legal, trustee, service, moving or other charges may be additional. Confirm the current fee schedule and which party is responsible for each amount.
Do Dubai Fees Apply In Abu Dhabi Or Sharjah?
Not automatically. Registration procedures and fee schedules can differ between emirates and transactions. The calculator lets you adjust the fee percentages, but selecting another emirate does not automatically load an official local tariff. Verify the actual fees for your property.
What If The Bank Values My Property Below The Purchase Price?
Your lender may calculate its maximum financing using the value accepted for lending rather than simply using your agreed purchase price. If that valuation is lower, you may need additional cash to bridge the gap. Ask your bank how its valuation affects the loan offer.
Does A Larger Deposit Always Guarantee Approval?
No. A larger deposit can reduce the requested loan amount, but lenders also consider income, liabilities, credit history, employment, property suitability and other underwriting requirements. Approval and the final interest rate or profit rate depend on the lender's assessment.
Can I Calculate The Monthly Mortgage Repayment Here?
This page focuses on the initial deposit and estimated upfront costs, not a full repayment schedule. Monthly repayments depend on the financed amount, interest or profit rate, loan term, repayment structure and lender terms. Obtain a repayment illustration from the bank before deciding what you can afford.
Does The Calculator Include Mortgage Insurance?
No separate insurance premium is calculated automatically. If insurance or another lender-specific charge applies to your case, ask the bank for its amount and enter it in the other upfront costs field when appropriate. Confirm whether a charge is upfront, recurring or financed.
How Accurate Are The Results?
The arithmetic follows the inputs and reference percentages shown on the page. Actual financing limits, accepted valuation, transaction fees and lender requirements may differ. Treat the output as an initial planning estimate and verify the current rules and amounts before paying a deposit or signing an agreement.
