Dubai Off Plan Property Payment Plan Calculator

Enter the agreed property price and the percentages stated in the developer's payment schedule. The calculator converts each percentage into AED, estimates the amount paid before handover, and identifies the remaining balance. It also provides an optional budget allowance for fees and other costs.

The four property-payment percentages must total 100%. Registration and other initial payment is treated as part of the property price, not as an additional fee. Add fees separately only if they are not already included in your payment percentages.

Check the Exact Schedule Before Paying

Ask the developer for the dated instalment table, registration details, approved project information and the precise conditions that trigger each payment.

Understand the Calculation

How to Use the Dubai Off Plan Property Payment Plan Calculator

Use the figures from the actual unit offer rather than assuming every Dubai development follows the same plan. Payment schedules vary by project, unit, launch offer and contract terms. The calculator helps organise the numbers; it does not confirm that a developer has approved those terms.

Enter the Property Price

Use the agreed purchase price in AED before fees, discounts or financing costs. If the developer has confirmed a discount, use the final contract price and keep the discount documentation.

Set the Payment Percentages

Enter the booking amount, any additional initial payment, construction instalments and handover payment. Ensure these percentages match the contractual property-price allocation.

Review Your Cash Requirement

Read the AED values and instalment amounts, then compare the due dates with your available funds. Keep the additional-cost allowance separate from the property's purchase-price payments.

A Practical Illustration

Worked Dubai Off Plan Property Payment Plan Calculator Example

Consider an off-plan apartment priced at AED 1,500,000 with an illustrative allocation of 10% at booking, 4% as another initial payment, 46% across construction and 40% at handover. This is a made-up example for explaining the arithmetic, not a claim about a specific developer's current offer.

Payment StageShare of PriceIllustrative AmountWhat to Confirm
Booking10%AED 150,000Reservation terms and refund conditions
Additional Initial Payment4%AED 60,000Due date and whether it is a property-price payment
Construction Instalments46%AED 690,000Milestones, dates and instalment amounts
Handover40%AED 600,000Handover conditions and completion requirements
Total Property Price100%AED 1,500,000Match the signed contract

What Does This Example Tell You?

The initial property-price payments total 14%, or AED 210,000. The construction-stage allocation is AED 690,000, while the handover payment is AED 600,000. The full purchase price is accounted for when the percentages total 100%.

If the construction allocation is divided into three equal instalments, each one is AED 230,000. Actual payments may not be equal: the developer may link them to construction milestones or specified dates. Use the calculator's instalment count for a simple average, then replace that assumption with the actual schedule when budgeting.

Compare Contract Structures

Common Off-Plan Payment Plan Structures in Dubai

Developers may advertise different payment allocations. The labels below describe broad examples only. They are not standardised terms, and a marketing headline is not a substitute for the contract's full payment schedule.

01

Construction-Linked Plan

A portion is paid at booking and subsequent amounts become due during construction, with the balance due at handover. Confirm what evidence or milestone triggers each invoice.

02

Handover-Heavy Plan

A larger portion is payable when the property reaches the contractual handover stage. This may reduce early payments but can create a substantial cash requirement later.

03

Post-Handover Plan

Some offers schedule a portion of the price after handover. Check the duration, frequency, default provisions and whether any financing or other conditions apply.

Budget Beyond the Headline Price

Dubai Off-Plan Property Fees and Additional Costs

The purchase price is only one part of the cash needed to complete a property purchase. The total varies with the transaction, the developer's terms, the unit and any financing. Enter a separate allowance in the calculator only after considering which charges apply and when they are due.

Property Registration Charges

Dubai Land Department transaction fees and registration-related charges can materially affect the upfront budget. The applicable fee, allocation between parties and payment process should be confirmed against current official guidance and your sale agreement.

For background, see the official Dubai legislation on Land Department fees and confirm current application with the relevant authority or registration trustee.

Developer and Administration Charges

Review the offer and contract for administrative, documentation, registration, service-related or other charges. Do not assume that all such amounts are included in the advertised property price or that every project charges the same amount.

Ask for a written list that distinguishes one-off payments from recurring service charges.

Mortgage and Bank Costs

If you expect to borrow, ask the lender to confirm eligibility, required equity, valuation charges, processing fees, interest or profit rate, and when the financing can be drawn down. A future mortgage should not be treated as guaranteed funding for the handover balance.

Moving, Furnishing and Holding Costs

Consider furnishing, utilities, insurance, service charges, maintenance, travel and any period when the unit may not produce rent. These costs are separate from the payment percentages unless the contract explicitly says otherwise.

Plan Around Dates, Not Just Percentages

How to Plan Off-Plan Property Cash Flow

A percentage breakdown tells you how much is allocated to each stage, but a cash-flow plan tells you when you need the money. Keep a dated list of every invoice and build a reserve for costs that are not part of the purchase price.

Separate Initial, Construction and Handover Funds

Start by separating funds required at reservation from amounts due later. If the construction-stage total is split into instalments, list each due date and amount individually. Do not rely on an equal average when the contract uses milestone-based payments or a different instalment pattern.

Handover can involve a large final payment as well as administrative steps and other charges. Set aside the handover balance early and confirm the process and documentation needed to complete the transaction. If the property is expected to be financed, ask the bank about timing and conditions well before the payment is due.

Stress-Test Your Budget

  • Check whether you can meet the next payment if your income or business cash flow changes.
  • Keep an emergency reserve separate from the funds committed to the purchase.
  • Model additional costs using written quotations rather than optimistic assumptions.
  • Do not assume rental income will begin on a particular date or cover a future instalment.
  • Keep copies of the sale agreement, invoices, receipts and correspondence.

Compare More Than the Initial Deposit

A smaller booking payment does not necessarily make a property more affordable over the full term. Compare the construction payments, the final handover balance, any post-handover obligations and the total expected transaction costs. Two properties with similar prices may require very different amounts of cash at the same stage.

Buyer Due Diligence

Checks to Make Before Paying for an Off-Plan Property

Use official information and the documents for the specific development. A calculator can help with arithmetic, but it cannot validate a seller, confirm a project's registration or replace a legal review of your agreement.

Verify the Project

Check the project's registration and status using official Dubai Land Department channels. The DLD explains project registration and the opening of escrow accounts for off-plan sales in its project registration service.

Confirm Payment Instructions

Use verified instructions for the specific project. DLD guidance explains the purpose of project escrow accounts and the handling of buyer payments. See the official DLD frequently asked questions and verify the account details independently.

Read the Contract

Check the unit details, payment dates, conditions, remedies, handover provisions, cancellation clauses and any late-payment consequences. Seek qualified independent advice if a term is unclear.

Calculation Method

Formula Used by the Dubai Off Plan Property Payment Plan Calculator

The calculator uses straightforward percentage arithmetic. Its purpose is to make the payment structure easier to understand, not to predict a property's market value or confirm that the schedule complies with a particular contract.

Core Formulas

  • Payment amount: Property price × payment percentage ÷ 100.
  • Construction instalment estimate: Construction-stage total ÷ number of selected instalments.
  • Post-handover instalment estimate: Post-handover percentage amount ÷ selected instalment count.
  • Estimated total budget: Property price + additional-cost allowance entered by the user.
  • Percentage check: Booking + additional initial payment + construction + handover + post-handover must equal 100%.

The additional initial payment and post-handover allocation are included in the total property-price percentage. The calculator flags a schedule that does not add up to 100%, preventing an incomplete or over-allocated plan from being presented as a valid total.

What the Estimate Includes

It calculates the selected percentage amounts, an average construction instalment, an average post-handover instalment, the initial payment subtotal and a budget total that includes the extra-cost allowance.

What It Cannot Confirm

It does not calculate a contractual due-date calendar, validate construction progress, verify developer licensing, assess tax or legal obligations, estimate mortgage approval or determine whether entered fees are applicable to your transaction.

Common Buyer Questions

Dubai Off Plan Property Payment Plan Calculator FAQs

These answers explain common budgeting concepts. Your signed sale and purchase agreement, current official rules and confirmed developer instructions determine the actual obligations for your purchase.

What is an off-plan property payment plan?

It is the schedule setting out when a buyer must pay the agreed price for a property that is still under development. The schedule may divide payments between booking, construction stages, handover and, where offered, a post-handover period.

How accurate is this calculator?

The percentage arithmetic is based on the values entered. Its accuracy for your purchase depends on using the correct price, percentages, instalment counts and separate cost allowance. It is not an official quote or a substitute for the contract.

Can every Dubai property use a 60/40 plan?

No. Payment allocations vary by developer, project and unit. A 60/40 structure is only an example; use the percentages in the specific offer and verify all payment dates and conditions.

Does the booking deposit include registration fees?

Not automatically. Contract terms determine what a booking payment covers. This calculator treats the entered booking and initial-payment percentages as parts of the property price. Use the extra-cost field for separate charges and avoid double-counting.

Does the calculator include Dubai Land Department fees?

Only if you include the relevant amount in the additional-cost allowance. The calculator does not determine which registration fees apply to your transaction, how they are allocated or when they are due. Confirm these details through official sources.

What if the percentages do not total 100%?

The calculator displays a validation error instead of presenting the schedule as complete. Review the developer's payment table and adjust the percentages until all property-price allocations total exactly 100%.

Can I include post-handover instalments?

Yes. Enter the post-handover percentage and the number of instalments to see the total allocated amount and a simple average payment. Confirm the real due dates and amounts from the contract.

Is the handover payment the final cost?

Not necessarily. There may be post-handover payments, registration or administration charges, service charges, furnishing expenses or financing costs. Check your agreement and prepare a separate budget for applicable costs.

Does this tool confirm that a project is registered?

No. It is a financial planning tool only. Use official Dubai Land Department channels to check project registration, status and payment instructions before committing funds.

Can I use the results to apply for a mortgage?

You can use the breakdown as a preliminary budgeting aid, but lenders make their own affordability and eligibility assessments. Request a written financing illustration and confirm how the lender's process aligns with the developer's payment dates.
